What to remember
- A five-fold gap. A one-bedroom flat costs about 5,130 DH a month in Casablanca, against 1,060 DH in Laayoune.
- Casablanca, Rabat and Marrakech lead the ranking, followed by Tangier and the coastal cities (Agadir, Mohammedia, Essaouira). Inland cities (Fez, Meknes, Oujda, Beni Mellal) are much cheaper.
- Sought-after areas cost more. In the big cities tracked by DarIndex, a one-bedroom flat in the most in-demand areas costs: Casablanca 6,470 DH, Rabat 5,630 DH, Marrakesh 6,140 DH, Tangier 5,410 DH, Kenitra 3,000 DH.
- These are asking rents. Listings show a starting price: negotiating a few percent off is common, especially for a long lease.
- Furnished or unfurnished. The figures mix furnished and unfurnished flats, as listings do. A furnished flat usually rents for more.
How these figures are calculated
For 7 big cities (Casablanca, Rabat, Marrakesh, Tangier, Sale, Kenitra and Temara), we use the average rent per m² published by DarIndex, which aggregates the listings of the main Moroccan property websites.
For the other 20 cities, we read the rental listings on Mubawab and Avito ourselves: we compute the median rent per m² on each site, leaving out outlying listings (daily rentals, sale ads posted by mistake, impossible floor areas), then average the two sites (or keep the only site with enough listings). The margin shown (from ±5% to ±16%) tells you how reliable the figure is. Checked against the DarIndex cities, this method is off by 9% on average.
For cities with too few listings (Al Hoceima, Ifrane, Chefchaouen, Dakhla…), we do not publish a figure: the calculator asks you for the rent you expect to pay.
